What We're Not Selling
How we think about helping people find home
You know that feeling when you walk into a house and something inside you just says yes?
Not your logical brain doing the math on square footage and price per bedroom. Not the part of you that’s trying to be practical or sensible or make the smart investment. But something deeper. The way you know you’re tired, or that the light is changing even before you look at the clock.
We had clients last summer who’d been looking for eight months. They’d seen dozens of properties, made spreadsheets, compared towns and school districts and tax rates. A lot of what they had seen made sense on paper, but nothing felt right.
Then they walked into a 1920s farmhouse on the edge of Ossipee that needed work and wasn’t even in the town they thought they wanted. She stood in the kitchen and started crying. He looked out at the field and got very quiet.
They put in an offer above asking that afternoon and closed three weeks later.
Not because it was the smartest financial decision. Not because it checked all their boxes. But because they just knew.
That’s the work we do. Helping people figure out what they already know, even when it doesn’t make sense on paper or it isn’t exactly what they said they were looking for.
Here’s the thing: there’s a version of real estate where it’s always a good time to buy, every property is an opportunity, and winter is just “a little snow.” Where the goal is to close the deal, not to help you figure out if this one, this place, is actually right for you.
We don’t do that version.
Not because we’re trying to be difficult. Not because we don’t want your business. But because after years of living here; not just working here but actually building our lives in the Lakes Region; we’ve learned that the wrong fit costs everyone more than a missed commission ever could.
What We Won’t Tell You
We won’t tell you that every house is perfect, or that you should think of this as an investment if what you’re really looking for is home.
We won’t tell you winter is no big deal. We won’t say “you get used to it” and change the subject when you ask what February is actually like here.
We won’t pressure you to buy when the market feels frantic, or to sell before you’re ready just because the timing looks good on paper.
What we will do is tell you the truth. Even when it’s not what you want to hear.
When Investment Language Doesn’t Serve
If you tell us you’re looking for a place to belong, we’re not going to pivot the conversation to appreciation rates and rental income potential.
Those things matter if you’re buying an investment property. They don’t matter, or at least, they shouldn’t be leading the decision if you’re trying to figure out where you want to wake up for the next twenty years.
We know that ultimately, you're going to make your own decision. That's as it should be. Our job is to give you the best guidance we can and then support whatever you choose to do. Sometimes we'll gently share when we think there might be better options worth considering. Not to talk you out of anything, but to make sure you're going in with your eyes open.
We’ve watched people buy houses they thought were smart investments and then spend years feeling like they’re living in someone else’s idea of home. The math worked. The feeling didn’t. We’ve stood in kitchens with clients who just closed and could already sense it; this place was never going to feel like theirs.
If you’re looking for home, we’re going to ask you different questions. Not what’s your budget first, but what does home feel like to you. Not how many bedrooms, but what matters most about where you live.
The house that’s right for you might not be the one that pencils out best. And that’s okay. Actually, that’s the point.
What Winter Actually Is
When people ask us what winter is like here, we don’t soften it.
We tell them: Winter here is long. The sun sets by 4:15 in January. Sometimes you’ll wake up to the generator kicking on in the middle of the night and relax back into sleep knowing the system’s working. You’ll need good boots and a woodstove and the willingness to slow down when the roads ice over.
It’s not hard in the way people imagine when they say “I could never do winter in New Hampshire.” It’s just... winter. Real winter. The kind where you learn to love February light and the quiet of a frozen lake. The kind that asks something of you, but gives something back too.
Some people hear that and think, that sounds awful. Good. They should know before they move here.
Some people hear that and think, that sounds like exactly the kind of place I want to be. Also good. Now we’re talking about fit, not just features.
If an agent tells you winter is no big deal, they’re either not paying attention or they haven’t lived through enough of them yet. Either way, that’s probably not someone who’s going to help you make a decision that actually serves your life.
When We’ll Tell You to Wait
Sometimes a house has good bones and bad layout. Sometimes a location is beautiful but isolated in ways that matter. Sometimes the price is right but the fit isn’t.
We’ll tell you.
Not because we don’t want you to buy it; if it’s the right house for you, we absolutely want you to buy it. But because we’d rather you go into a decision with your eyes open than spend the next five years resenting something we could have told you up front.
We’ve walked properties with clients and said, this doesn’t seem like the one. We’ve pointed out things that weren’t deal-breakers but were worth knowing. We’ve suggested people wait, or adjust their criteria, or reconsider what they think they want.
That’s the work as we understand it. Helping people make good decisions, not just closing deals.
What We Will Do
We’ll tell you the truth, even when it’s complicated.
We’ll help you figure out if this place, this lake, this way of living; is actually right for you, not just whether you can afford it.
We’ll walk you through what it’s really like to live here. The beauty and the distances. The community and the quiet. The winters and the amazing, idyllic summers.
And if we don’t think we’re the right people to help you, we’ll tell you that too.
Questions We’d Ask If We Were You
If you’re trying to figure out who to work with — whether you’re buying, selling, or just starting to think about either; here are some questions we’d want to know the answers to:
How long have you lived here? Not worked here. Lived here. There’s a difference between knowing the market and knowing the place.
What will you tell me that I don’t want to hear? If they can’t think of anything, they’re either not paying attention or they’re not willing to be honest with you.
Have you ever told a client not to buy or sell? If the answer is no, they might be more interested in closing deals than helping people make good decisions.
What do you love about this place beyond real estate? If they can’t answer this without talking about property values, they might not be the guide you need.
Because this place isn’t for everyone.
But for the right people; the ones whose bodies say yes even when the spreadsheet says wait, the ones who can find beauty in February, the ones who want to build a life here and not just own property here; it’s everything.
And fit is quieter than hype.
