We’ve had three conversations this week with buyers who are ready to go under agreement. Not “thinking about it.” Not “just browsing to see what’s out there.” Ready. Pre-approved (or, even better, with cash in hand), clear on what they want, and frustrated because what’s currently listed isn’t it.
Meanwhile, our inbox keeps filling with emails from other agents asking the same question: “Do you have anything coming on the market? We’ve seen everything listed and nothing fits what our clients are looking for.”
Here’s what makes this interesting: Inventory in the Lakes Region is actually at its highest point since 2020. As of January 2026, there are more homes on the market than we’ve seen in years. And yet, we’re still getting these calls. We’re still hearing from buyers who can’t find what they’re looking for.
The issue isn’t quantity. It’s fit.
If you’ve been considering listing but waiting for spring—April, maybe May—when the market “really opens up,” we want to share what we’re seeing on the ground. Because the opportunity might be better than you think, and the buyers who are looking right now aren’t casual browsers.
February Buyers Are Different
If you think no one’s seriously looking at homes in February, you’re operating on outdated assumptions.
Winter buyers aren’t casual. They’re not driving around on Sunday afternoons hoping to stumble onto something. They’re pre-approved—many with cash ready to go. They know what they’re looking for because they’ve been looking for a while. And they’re motivated by real timelines: job relocations, life transitions, family needs that don’t wait for better weather.
Here’s what that means for you: February buyers actually see your home. In spring, when twenty new listings pop up in the same week, it’s easy to get overlooked. But right now? Serious buyers are paying attention to what’s available. If your home fits what they’re looking for, they notice.
Less competition doesn’t mean less interest. It means the people who are looking are genuinely ready. And right now, those ready buyers are searching for something very specific.
What Buyers Are Actually Looking For
The buyers reaching out to us right now—and the ones other agents are trying to match—are mostly looking in the $500K to $700K range. That’s right in line with where the market has landed: the median single-family home price in New Hampshire hit a record $535,000 in early 2026, reflecting continued strong demand even as inventory has increased.
But price is only part of the story.
What they’re really asking about is location and lifestyle. They want to be near water, or close to town, or tucked into a neighborhood where they can walk to things that matter. They’re thinking about daily rhythms, not just square footage.
And they’re looking for homes that feel cared for. Not perfect—cosmetic updates are fine, and plenty of buyers are happy to put their own stamp on a place. But they don’t want a project. They don’t want to walk into a house and immediately start calculating what a new roof or updated systems will cost. Well-maintained matters. A home that’s been thoughtfully looked after signals that the big things are probably in good shape, too.
If your home fits this profile—if it’s in that sweet spot price-wise, offers the kind of lifestyle people are moving here for, and doesn’t scream deferred maintenance—there are buyers waiting for it. We know, because we’re talking to them.
Spring Market Starts Earlier Than You Think
Here’s something most sellers don’t realize: the buyers who are serious about moving don’t wait until the daffodils are up to start looking.
They start in February. They start in March. By the time April rolls around and everyone else decides it’s finally time to list, these early buyers have already been through everything on the market—twice. Some have already made offers. Some have already closed.
If you wait until late spring to list, you’re entering a more crowded field. More homes competing for attention. More noise. And the buyers who were most motivated? They might have already found something.
Listing earlier doesn’t mean you’re settling for less visibility. It means you’re catching buyers when they’re actively looking and before they’ve seen twenty other options. You’re first in line, not tenth.
The spring market doesn’t start when it feels like spring. It starts when buyers get serious. And that’s happening right now.
If You’re Already Listed (And Not Getting Interest)
If your home has been on the market for a while and you’re not seeing the activity you expected, it’s time to have an honest conversation with your agent.
Something’s not working. Maybe it’s pricing—the market has shifted, and what felt right three months ago might need adjusting. The data shows homes are averaging 94 to 105 days on market in early 2026, which is longer than the frantic pace of previous years but still indicates steady movement when homes are priced and presented right.
Maybe it’s how the home is being presented—staging, photos, the story being told in the listing. Maybe it’s timing, or marketing, or just bad luck with who happened to be looking when you listed.
Good agents will help you figure out what’s off and what to do about it. They won’t just tell you to wait and hope. If the market is active and your home isn’t getting traction, that’s information. Use it.
Don’t let your listing go stale. If it’s not working, adjust. The buyers are out there—but they need to be able to see what makes your home right for them.

If you’ve been sitting on the fence—thinking about selling but not quite ready to pull the trigger—this is worth paying attention to.
